Here we have collected frequently asked questions and answers about housing and our rental apartments.

Error report

Who do I report deficiencies or urgent issues to?

Are there any issues in your apartment or in common areas of the property? For example, dripping faucets, problems with a washing machine in the laundry room, broken lighting in the stairwell, or similar issues.

  • Description of the issue

Emergency issues after office hours
Emergency issues can include electrical problems in the apartment, a clogged toilet, a clogged floor drain in the bathroom with rising water, or water leaks. If you consider the issue to be an emergency, please contact the property emergency service at 0243-225050 option 3.

Comfort and Security
My neighbor is playing loud music, what should I do?

If you experience disturbing noise from your neighbor, we recommend that you talk to your neighbor about your experience with the disturbance. If that doesn’t help, contact your landlord.

If the disturbance occurs late in the evening or at night, contact the disturbance service at 0243-225050 option 3. You can call anonymously, and the service will locate the source of the noise, then perform a visit to the person causing the disturbance. This is documented and sent to the landlord.

Smoking on the balcony?

Smoke should never disturb neighbors. Have a conversation with your neighbor if you find the smoke disturbing. If that doesn’t help, contact your landlord. If a neighbor complains about smoke, an assessment will be made by the landlord. If smoke damages an apartment, you will be liable for the cost of cleaning the apartment.

How do I terminate my rental contract?

You, as the person listed on the rental contract, must terminate your rental agreement in writing or alternatively email with the following information:

The notice period is 3 months unless otherwise agreed, and it is calculated from the next upcoming month’s end. Englundsbostäder is responsible for the apartment viewing, and Komfast is responsible for the final inspection and key handovers.

What general fire safety regulations apply to the properties?
Staircase
Prams, walkers, etc., must not be stored in staircases and should be kept in bicycle/pram rooms or the apartment. Prams and pram inserts contain many chemicals that, in the event of a fire, can cause heavy smoke development with toxic gases and also create an obstruction during evacuation.

Corridors in basements and/or attics are evacuation routes and therefore must not be blocked or cluttered with items. Return paper and bulky waste, such as boxes, furniture, or similar, should not be placed in the property’s common areas but should be left for recycling or in a location designated by the property owner.

 
Apartments
Smoking tobacco is not allowed in the apartment or any other areas inside the property.

Open flames are never allowed on balconies or in common areas.

Flammable goods (e.g., propane and gasoline) must not be stored in the apartment, on the balcony, or in attic/basement storage.

Smoke detectors must be present in every apartment. The tenant is responsible for checking and replacing the batteries. If the smoke detector is not working, please contact maintenance.

 
Other Areas
Bicycles may only be parked in bicycle racks outside the property or in bicycle rooms. Bicycles can block escape routes and hinder evacuation.

Doors to and from common areas should not be left open or blocked.

In garages, only cars may be parked. No other storage is allowed in or around the garage space (e.g., tires). Flammable goods, except for a reserve fuel can placed in the car, should not be stored there.

What is the notice period?

The notice period for an apartment is usually three months and is counted in full calendar months. Your notice period is specified in your lease agreement, and other notice periods for parking agreements and garage contracts are regulated in the respective agreements and contracts.

What types of changes am I allowed to make in my apartment?

You are allowed to paint and wallpaper your apartment at your own expense, provided that the work is professionally done and that the result (such as color and design) can be accepted by future tenants. If you do not meet these requirements, you may be required to restore the apartment.

You are not allowed to make changes to the layout or alter electrical or water pipes. Always consult with the property manager before starting any work, especially if you wish to install blinds, lay flooring or carpeting, or make changes in wet rooms.
